Is it necessary to register renting-out?
If there is rent of over 3 years, registration is required at the Department of Lands about the location, and a fee 1% of rental price including additional charges is also necessary.
If a tenant doesn’t pay the rent and refuses to move out, what should I do?
You should always specify in the rental agreement that the landlord has permission to change a key and lock the door in the case that a tenant doesn’t pay or move out, to force the tenant to move out. If the agreement doesn’t specify this, the landlord will have to sue to expel the tenant in court, and the landlord cannot do anything arbitrarily. Otherwise the tenant has the right to sue the landlord for trespassing.
Can a tenant modify the house?
Tenants must have the approval from the landlord before any modifications are made.
Is there a time limit on the period for accusation?
You must implement all measures within six months after returning the property. Any later than this, and the case will be expire regardless of guilt.
Can a tenant call for charges in property repair and extension from the landlord?
If the extension goes on for the convenience of the tenant and not for maintaining the property, the tenant cannot call for anything.
