According to Colliers Thailand, Phuket's real estate market overview for 2024 shows the villa segment currently under sales has reached a value of 160-170 billion baht, demonstrating significant year-over-year growth. The number of projects has increased from 30-40 annually to more than 170 projects currently. In the first half of 2024, developers launched 1,285 new villas across 65 projects, with a total value of 36 billion baht. This marks the first time in 15 years that villa launches have exceeded condominium launches. The Phuket villa market continues to expand, driven by demand from Russian and European buyers seeking second homes or investment properties. The top four areas for villa sales in 2023 were Cherng Talay (210 units), Pru Jampa (180 units), Bang Jo (31 units), and Layan (28 units). Currently, villas in Kamala and Bang Tao command the highest prices on the island, with maximum unit prices of 296.2 million baht and 270 million baht respectively. The emerging hotspots of Cherng Talay and Pru Jampa follow with median prices of 114.7 million baht and 56.3 million baht respectively. Market trends indicate continued price appreciation in Kamala, Cherng Talay, Bang Jo, Pru Jampa, and Layan due to sustained market demand.
